Marketing your Property

Your property will be available on our website www.montpchelt.com also placed on Rightmove, FindaProperty and will be available and on display at our offices in Montpellier. You will have the choice whether you wish to benefit from our 'TO LET' boards at your property, many tenants looking to move view websites and then visit the specific area of choice for their new home.

We are in constant contact with local companies looking to relocate staff to the Cheltenham area and we liase direct with them providing up to date property availability information to them.

We also advertise locally in a number of different publications to ensure maximum local coverage.

Viewings and Referencing

All viewings at your property will be accompanied by a member of staff. Once terms have been agreed with the prospective tenant we carry out our referencing process via HomeLet to ensure the tenant has a clean financial bill of health and that any previous tenancies have been conducted satisfactorily.

Lease Agreement

The lease is prepared adding any additional specific clauses that you wish to incorporate or the head lease requires. A detailed inventory of fixtures, fittings, contents and condition are prepared and form part of the lease agreement.

Deposit

Property Inspections

Your property will be inspected at regular intervals to ensure your property is being taken care of by your tenant.

Maintenance and 24 Hour Emergency Callout

We have a number of experienced tradesmen who are able to deal with all aspects of property maintenance issues. We will clear any costs for works required with you unless it is an emergency situation we need to control. We have a 24 hour emergency call out service that all tenants are made aware of.

Rental Collection

Rental payments from your tenant are made direct to our Client Rent Account and payment to you will be made by transfer to your nominated bank account. A monthly statement detailing rent received and any maintenance costs are provided monthly by e-mail or paper copy.
